I think you have to fix the lightmap, relight the map, possibly with a lightmapping tool. Also, the map is white because you did not set the bitmaps and shaders for the bsp.

I've redone the lightmaps with Tool++ but still white... How do you set bitmaps and shaders for the bsp?

The material name in max/gmax is what shader will be applied to those faces. I suggest the tutorial "making a map" by wkhguru.

You must create shaders with the same name as the materials in the map. Then you must link those shaders to their bitmaps and add detail maps.
